Should I keep renting or finally buy? Numbers feel wrong either way

We've been renting for 7 years, saved ~$85k for a down payment, household income ~$160k. Every rent-vs-buy calculator I put our numbers into tells me a different answer depending on the assumptions. Rent is $2,600 and going up $150/yr. A similar place to buy is ~$525k at current rates. My instinct [Hidden]
